Item No.1- Consent Agenda

All matters listed under the Consent Agenda are considered routine by the Planning Commission and will be adopted by one action of the Commission unless any member of the Commission wishes to remove an item for separate consideration.

a. Approval of Action Meeting Minutes from the January 10, 2017, Planning Commission Regular Meeting.

Item No. 2 -Public Comment

a. Members of the Audience -At this time, any person may comment on any item that is NOT on the Agenda. PLEASE STATE YOUR NAME AND ADDRESS FOR THE RECORD. While the Planning Commission encourages participation from the audience, no more than five (5) minutes are allowed per discussion item. Topics not considered urgency matters may be referred to City Staff and/or placed on the next agenda for consideration and/or action by the Planning Commission.

Item No. 3 -Public Hearing

a. Site Plan and Design Review 2016-04 -Pacific Coast Khalsa Diwan Society Sikh Temple, Building Addition. The applicant proposes to expand the existing kitchen and dining hall (4779 sq. ft.), and construct a new storage building (450 sq. ft.), detached kitchen (500 sq. ft.), and trash enclosure at 2765 Peach Avenue, Livingston, CA, APN#: 023-080-013. This is a well-developed church and religious site within the Livingston community generally located on the northwest comer of Peach Avenue and Dwight Way in the Livingston City limits. The site borders Merced County limits. The area adjacent to this property includes single family dwellings to the north and west and agricultural land to the east and south.
